Street creep causes a garage slab to force the rear wall of the garage foundation out. The rear foundation wall either bows to the exterior like in the photo of this Sunset Hills, Missouri home, or inward into a basement; however, with limited damage, isolated to the 2nd picture shown, it could be determined that in this case it is a rebar crack. Rebar that slips to the exterior of the concrete form when the foundation is being poured may later cause horizontal cracking like this. Rebar cracks are more of a cosmetic repair than a structural damage issue.
A trick to help drain water from beneath the basement floor is to drill a large hole in the drain line of a floor drain, low enough to let water in from under the floor. But if you are relying on that and do not also have a sump pump...ouch! We retrofit our TripleSafe® sump pump system. After getting wet three times, this Lemay, Missouri homeowner didn't want that to happen ever again. This O'Fallon, Missouri crawl space had a vapor barrier installed to control moisture, however, their sump pump pit was holding water and did not have a sealed lid, which was allowing moisture to evaporate into the space any way.
Our CleanSpace® encapsulation vapor barrier seals the walls and dirt floor of a crawl space. Our crawl space sump pump, SmartSump®, has a sealed lid, high water alarm that could be connect via a smart device or home sercurity system, and battery backup sump pump.
Basement walls were failing in Mason, IL, and water was actively entering it, causing more problems. To solve these issues, the PowerBrace System was first installed. This system is designed to stabilize a home’s foundation permanently. It will support the basement walls and straighten them over time. It will distribute the load evenly and eliminate the worry of damage caused by commonly seen wood floor joists. This system can be tightened over time and requires no invasive drilling or digging. PowerBrace’s brackets are engineered to support the joints and protect the floor system's durability.
Next, the CleanSpace Basement Wall System was installed. This will prevent water vapor from permeating the basement walls, and drain any leaks to the WaterGuard System. This perimeter drainage system will catch wall seepage and drain it toward the TripleSafe Sump Pump System, draining water from WaterGuard and below the basement and discharging it from the house. This system also includes an UltraSump battery backup system, which turns on if the power goes out, and effectively pumps out the water. Thanks to these systems, this basement will remain stable and dry for many years to come!
