Crumbling Crawl Space Foundation Fixed with StableLock

This Old Orchard Beach, ME, homeowner was looking to retire and spend time enjoying their home, but they were unable to relax when they knew that work needed to be done to their crawl space. The homeowner’s cinder block foundation was moving in the corner and even crumbling in section. They already had to replace carrying beams because of rot due to high moisture. Looking for a solution that would fix their problems and give them peace of mind, they booked a free estimate with TC Hafford Basement Systems. System Design Specialist Brian Donnelly met with the homeowner, and together they designed a system that would surpass the homeowner’s expectations and stabilize and protect the home.

 

First, the failing foundation wall needed to be addressed to protect the home from shifting and causing damage to the walls and putting the homeowner in unsafe living conditions. A StableLock wall system was installed where necessary to stabilize the wall and prevent it from ever shifting again. StableLock fills voids and creates a smooth wall with the best qualities of a newly poured foundation without the need to lift the home, which is more expensive and requires the occupants to move out for a period of time. StableLock can be set up and installed in just two days without the homeowner having to leave the property at all. 

 

Next, the moisture and high humidity needed to be taken care of to protect the home against mold and more wood rot. To handle groundwater, Perforated Pipe was installed to channel water to the new TripleCrawl Sump Pump system. The TripleCrawl system is capable of taking large amounts of water and pumping it out of the crawl space through a Buried Discharge Line that takes the water far away from the home. To keep the system running all year round without being interrupted by the harsh Maine winters, IceGuard was installed on the Discharge line to prevent ice buildup.

 

The area needed to be encapsulated for maximum protection, so CleanSpace with Drainage Matting was installed to create an inorganic barrier between the outside elements and the crawl space. Drainage Matting is laid down first. Drainage Matting features a durable construction with large dimples that help channel water and keep the CleanSpace above clean. CleanSpace is installed and attached to the walls with SprayFoam to create a tight seal that keeps out moisture and critters that could cause damage. CleanSpace is a super durable vapor barrier that is a permanent fix and turns an open crawl space into an encapsulated area that is perfect for storage.

 

Finally, a SaniDry Sedona was installed that drains directly to the TripleCrawl Sump Pump so the homeowner never has to worry about emptying a bucket, and their crawl space is kept at a safe humidity level 24/7. Now the homeowner is able to retire into the home and enjoy the peace and quiet without worrying about the stability of their home or their crawl space being an area of misery anymore.

A 5 Year Crawl Space Moisture Problem Gone

This Oxford, ME, homeowner has lived in their home for 20 years, and within the last five years, they have noticed moisture in their crawl space getting worse and worse. They only go into their crawl space a few times a year, but they are worried about mold—and rightfully so. Looking to solve their problems and turn their crawl space into a usable storage area for more than a few lawn chairs, they reached out to TC Hafford Basement Systems for a free estimate. System Design Specialist Sam Crowley met the homeowner and went into their crawl space to survey and measure the area and check for humidity and any other issues that could be causing the homeowner trouble. Together, Sam and the homeowner designed an encapsulation system that would seal up their crawl space and protect the health of the home from any outside elements.

 

To start the encapsulation process, CleanSpace with Drainage Matting was laid down. Drainage Matting creates a gap for groundwater to move under and be channeled to a sump pump. CleanSpace and Drainage Matting both create an inorganic barrier that keeps the elements outside without degrading over time. CleanSpace is then attached to the rim joist with SprayFoam to create a tougher seal, ensuring that CleanSpace will hold tight for the lifetime of the home. In case the homeowner decides to install a sump pump later on, a Sump Liner is installed; that way, in the future, the CleanSpace system will not have to be disturbed. CleanSpace Vent Covers were installed to enclose the crawl space, ensuring outside air would not penetrate its way into the crawl space, hindering the system. Finally, a SaniDry Sedona Dehumidifier was installed to keep humidity at a safe level, and to make sure the homeowner never has to empty a bucket of water, a Condensate Pump is attached to the SaniDry Sedona to pump the water out of the home.

 

After working together, Sam Crowley and the homeowner were able to design an encapsulation system that is now protecting their crawl space. The homeowner also has the benefit of using the crawl space as a storage area where their belongings will be safe and protected from humidity and any critters that used to find their way into the crawl space.

Dank Peaks Island, ME Crawlspace Sealed from the Elements with CleanSpace Liner

When this Peaks Island, ME homeowner noticed the musty smell coming from their crawlspace, there had already been a moisture problem for some time. Looking to have this remedied, they hired us at TC Hafford Basement Systems, and we got our crew sent over to get the job done! To prevent future leakages from reaching the interior of the crawlspace, a Drainage Matting and CleanSpace liner were utilized to form a vapor barrier. This will brighten up the interior of the crawlspace and hold any moisture on the exterior of the space; allowing it to easily flow back out through the ground below. CleanSpace Liner Replaces Old Moisture Barrier in Cushing Island, ME

Living in an old home with an existing vapor barrier, this homeowner was surprised to find their crawlspace would still take on moisture from time to time. To remedy this, they hired us at TC Hafford Basement Systems to replace the old barrier with a new one. After removing the previous barrier, our crew encapsulated the interior of the crawlspace with a CleanSpace vapor barrier. To eliminate any moisture in the atmosphere of the space, a SaniDry Sedona dehumidifier was installed alongside a Condensate Pump. Now any moisture in the space will be pulled in through the SaniDry and removed from the home through the discharge line leaving the Condensate Pump. Now that this crawlspace has been fitted with a brand-new vapor barrier, this homeowner can rest assured the space will remain moisture-free for the future!
