System Design Specialist Alan Noyes worked with the homeowner to design a crawl space encapsulation system that would seal up the area and keep moisture out.
The crawl space was first regraded, and CleanSpace with Drainage Matting was installed. Drainage Matting gets laid down first to elevate the CleanSpace and with its dimpled design, Drainage Matting helps to channel any groundwater to a sump. CleanSpace was installed and attached to the crawl space walls to encapsulate the area. CleanSpace is an inorganic and durable vapor barrier that keeps moisture and small critters out while turning the crawl space into a perfect area for storage. A SmartSump liner was installed so if groundwater becomes an issue in the future, a sump pump can be easily installed without the need to disrupt the encapsulation system. Finally, a SaniDry Sedona Dehumidifier was installed to keep the humidity at a safe level to prevent mold and musty smells. The SaniDry Sedona was installed with a Condensate pump, so the homeowner never needs to worry about emptying a bucket, and the SaniDry will always run when it needs to.
After consulting a contractor, this homeowner called us at TC Hafford Basement Systems to have their musty crawlspace protected by a vapor barrier installation. When our crew arrived at the Glenburn, ME home, they got started by laying a Drainage Matting across the leveled floor of the crawlspace. Next, the support piers received Pier Wrapping and the entire space was encapsulated by a CleanSpace liner. This covered the crawlspace with a water-tight seal that would prevent future moisture build up in the atmosphere below this home. Finally, gaps in the joists above the crawlspace were filled in Spray Foam insulation, to allow the homeowner more efficiency when heating or cooling their home.

An UltraSump was installed to take the water from the area and pump it away from the home through a new Exterior Buried Discharge line. The Discharge line and the sump system are protected from freezing during the winter with the installation of IceGuard. To finish the encapsulation system, the old and rotting crawl space entrance cover was replaced with a new EverLast Access Panel that keeps air and moisture from coming into the crawl space.
Now the homeowner is happy being able to use their crawl space for storage with moisture no longer affecting the health of their home.
